To qualify for any of our rentals:
Your gross (before taxes) household income must be three (3) times the rent per month. Example – if the rent is $850.00, your total income per month should be at least $2550.00.
You must have good credit (NO evictions or collections with previous landlords).
An application is needed for all persons above the age of 18 that are to reside at the property regardless of financial responsibility.
Each application must be accompanied by:
A copy of all applicants’ state issued ID or driver’s license, and social security card (or valid U.S. Passport).
Three (3) recent pay stubs to verify employment. (If you are self-employed we require copies of the last two (2) years of income tax information.)
For credit check processing we will need $30 per married couple or $30 for each unmarried adult applicant. Any person(s) over the age of 18 residing in the unit is considered an applicant. A personal check made payable to PRC, or exact cash, is accepted.
Typically, security deposits are equal to one months rent. Example - If the rent for the apartment you are applying for is $1000/month, the security deposit will be $1000 as well. In rare cases the owner may request up to a “double deposit”, or twice the monthly rental amount as deposit, due to income, or credit issues.
All lease terms are 1 year minimum, with an option to go month-to-month or renew afterwards.
NO SMOKING is allowed at our properties. This applies to the inside of the unit, as well as the exterior common areas of the property.
If a guarantor is needed to qualify for a property, the guarantor must provide all of the same documentation as each applicant. The guarantor must reside in the state of California. Not all owners accept co-signers.
